Able Real Estate functions as one of the premier real estate companies in the Greater Philadelphia area. We are a real estate office that looks forward to servicing anyone who is ready and willing to purchase, sell, or rent real estate.
Founded in 2002, Able Real Estate is a company that believes in serving, servicing and educating the community in which it assists. We have successfully assisted buyers with the Federal Housing Association (FHA) loans, Veterans Administration (VA) loans, conventional (conforming and non-conforming) loans. In addition, Able Real Estate utilizes services buyers that are in Housing of Urban Development Section 8 “Home Buying Program.”

Property Management
Able Real Estate provides property management for a wide array of multifamily and single family properties. Our leasing team is knowledgeable of local market conditions and utilizes various databases and the Internet to attract and pursue qualified prospects. In addition to highly visible Internet and newspaper listings, we also produce customized ads for the properties in-house. We pride ourselves on our quick response to inquiries and thorough follow up.
At Able Real Estate, Inc we believe that the investor’s investment is our investment. Our objective is to protect your investment. In doing so we inspect the property quarterly to provide you with a report on the condition. If the condition is caused by the resident, we expect them to make the corrections within two (2) weeks. Owners will be given a corrective proposal either written or verbally. It is Able’s expectation that all repairs pertaining to the safety, livability, and cleanliness of the property be acted upon as soon as possible.
Requirements for Landlords:
1. Rental License - this can be obtained by logging on to the Philadelphia Department of License and Inspections website www.phila.gov/forms/index.html

and clicking housing and printing the housing inspection document or by visiting the Philadelphia License and Inspections office at 1401 John F. Kennedy Boulevard, Concourse Level, Philadelphia, PA. Business privilege license which is a one time fee of $250 is required in order to receive rental license. This can be apllied for along with the rental license. If you send a representative to get the business privelege license you will need to give them a notarized letter authorizing them to receive it.
2. Homeowners Insurance with Able Real Estate listed as an additional insured.
3. Direction on how you want evictions or other legal counsel handled (i.e. do you prefer to have legal counsel to represent you?) Evictions will be processed through HAPCO (see "Services for You").
4. Two sets of keys to the property. 1 set for Able Real Estate, 1 set for the tenant. (Please label the keys accordingly)
5. Are we to handle your maintenance issues or are we to contact your contractors.
6. What utilities are included in rent. If you require the tenant to pay the water, you must contact the water servicer adding c/o Able Real Estate so that the tenant can put the water bill in their names. Upon getting the tenant, please take your name off the gas, electric, or any other utilities the tenant will be responsible for paying. Be advised that when the tenant gets water in their name they will have their own account number. The owner's account number will begin with #120. This will confirm that the change has happened. Tenants are required to put the water bills in their name the day of move in or before moving. If the property is a multi-family, the water can not be put in the tenant's name.
7. Working smoke detectors in all bedrooms, hallways, and on each floor.
8. Fire extinguishers on each floor (including basement).
9. Properties are to be clean and safe.
10. Your complete contact information.
11. For Section 8 residents, Philadelphia Housing Authority (PHA) requires owners to attend two classes. One is for 3 hrs and the other for 8 hours at a cost of $200.
12. Payments are payable to you the following month. For example, rent received April 1st would be paid to the owner on or before May 10th.
13. Direct deposit is available. Form can be provided when rental listing contract is completed.
14. Owner to provide all contact information, ie.. mailing address, phone numbers (all contact numbers and emergency numbers), email, fax, etc...
